Building on Kalaischrou 3-7:
Oak wood flooring with a minimum thickness of 14 mm.
Tiles 60×120 cm PEI 4, Grade A.
Dionysus Marbles A ́ & B ́ or Travertino, 2 cm thick.

Building on Porinou & Kalaischrou:
Oak wood flooring with a minimum thickness of 14 mm.
Tiles 60×60 cm PEI 4, Grade A.
Marbles Iris in bathrooms, 2 cm thick ́ or Travertino, 2 cm thick.

CARPENTRY

Wardrobes – Kitchens: Constructed from colored MFC with wooden countertops. Cabinets fitted with BLUM mechanisms or equivalent soft-close hardware.

Interior LED lighting, GOLA true handleless look, high quality aesthetics

All carpentry elements will be factory-manufactured, with precise assembly and smooth surfaces.

Profiles, hinges and runners will be of heavy-duty type, designed for wear resistance and long-term durability.

SANITARY FIXTURES

Freestanding washbasin, round or square, Ideal Standard Strada II or equivalent.

Wall-mounted washbasin mixer, concealed built-in installation, Ideal Standard Ceraline or equivalent.

Wall-mounted (concealed) toilet pans, with soft-closing mechanism, Ideal Standard Tesi II or equivalent.

Concealed cistern for wall-mounted toilet, Geberit Delta or equivalent Geberit Sigma 30 or equivalent.

Recessed shower tray with tiled floor, triplex glass enclosure, fixed or hinged glass panels, linear drain channel.

Concealed shower mixer, Ideal Standard Ceraline or equivalent.

MECHANICAL & ELECTRICAL INSTALLATIONS

Underfloor Heating – Air Conditioning – Domestic Hot Water (DHW)

Each apartment will have an autonomous heating and air conditioning system based on an air-to-water monoblock heat pump of high energy efficiency (category A++ or higher).

Heating of the spaces in each apartment shall be provided through an underfloor heating system. Control of the system is achieved through a room thermostat in each apartment.

Air conditioning of the main areas in each apartment is also provided by the Heat Pump (H.P.) and fan coil units of each apartment.

The production of domestic hot water (DHW) for each apartment prioritizes the use of solar energy through a suitably sized solar water heater, with supplementary support from the H.P.

Each autonomous air-cooled heat pump shall be inverter type, COP ≥4.5, EER ≥4.0, EN14511/14825, noise ≤48 dB(A), operation up to -20°C energy class A++ or higher.

For the air conditioning of the main spaces of the apartments, duct-type fan coil units will be provided, installed within false ceilings, with soundproof casing.

The solar water heater is intended for domestic hot water (DHW) production in each apartment, with solar energy as the primary heat source and support from a heat pump (H.P.) when required.

FRAMES

External frames: Thermal break system aluminum (Alumil S67, Europa 6000 or equivalent), with double glazing 6+15+5 mm Low-E, argon- filled, with a U-value of ≤ 1.1 W/m²K.T.

Glazing units will have EN 1279 certifications and sound reduction ≥ 38 dB.

All external shutters will be electric with automatic stop and silent operation.

The frames will be fitted with perimeter waterproofing rubbers, water drainage provisions and high-security locking mechanisms.

Entrance doors: armored, ≥ 70 mm thick, fitted with multi-point locking systems and security cylinders (CISA, Mottura).

Interior doors: veneered, ≥ 45 mm thick.

ELECTRICAL INSTALLATIONS

Structured cabling for telecommunications and data, fiber optic cables for network interconnection, as well as lines for alarm, CCTV, intercom and automation systems.

“Smart home” system for automated control of lighting, shading, heating/cooling and energy managemen, capable of local and remote operation via Wi-Fi network or wired protocol (Bus/Modbus), allowing for future expansion or upgrading.

In each parking space, infrastructure for the future installation of wall-mounted electric vehicle chargers, with autonomous supply from the distribution board of each apartment.

ENERGY EFFICIENCY

The building will meet the requirements of energy class A+.

All thermal insulation, windows/frames and systems shall carry energy labels of A++ or higher.

An energy management system (smart system) will be installed for monitoring energy consumption and system operations.

All common areas shall be illuminated with LED lighting.

ENVIRONMENTAL PROTECTION

All work shall comply with ISO 14001 standards.

All waste and construction debris shall be removed to licensed disposal facilities, with documented proof of disposal.

Low-VOC materials and recyclable products shall be preferred wherever applicable.
